A feasibility study on the proposed resort-hotel in Maragusan

Maragusan is a municipality located at Davao del Norte. It is termed as the summer capital of Mindanao for many tourists comes here to enjoy nature at its best. It is situated on higher elevation, hence it has colder climate as compared to the city. It is also gifted by Mother Nature with refresing hot and cold springs. The town of Marasugan is said to be the undiscovered paradise of the South. It is rich of many kinds of tourist destinations; such as springs, waterfalls, and other scenic attractions as well as the very amiable people around the town. Barangay Poblacion is located in the mid-part of Maragusan Valley, Maragusan, Compostela Valley. It is within the Municipality with its geographical coordinates lies at 7'26'00 latitude, and 126'03'00" in longitude. The proposed resort-hotel is to be found on a four hectare land in barangay Poblacion. Its bearing points are as follows: point 1-2 having a bearing of S 14 02' W with length of 142.68m, point 2-3 S 61 39' W, 103.35m; point 3-4 N 06 39' W, 285.10m; point 4-5 N 69 06'E 192m; point 5-1 S 07 21'W 165.35m. The existing resorts in the municipality of Maragusan are characterized by the lacks of modern amenities such as hotels and resorts that would provide a way to discover the paradise more and could give tourists comfort and somehow they would feel closer at home. With regards to that, the provision of resort-hotel is felt needed. The Municipality of Maragusan is located at Davao del Norte. It is termed as the summer capital of Mindanao for many tourists go there to enjoy nature at its bests. It is situated on a higher elevation, hence it has colder climate as compared to the city. It is also gifted by Mother Nature with refreshing hot and cold springs. Barangay Poblacion is located in the mid-part of Margusan Valley, Maragusan, Compostela Valley. It is bounded in the north by Baranggay Pamintaran and Cambagang, on the South by Barangay Mauswagon;Barangay Magcagong on the west, and Barangay Coronobe,on the east.

It is approximately fifty kilometers from the Provincial Capitol of Cabidianan, Nabunturan, eighty-one kilometers from Tagum City and one hundred thirty five kilometers from Davao City. Barangay Poblacion has a total land area of 1,547 hectares representing 3.393% of the total land area of the municipality and it has total of fifty-six puroks. For purposes of this study, the above mentioned barangays are considered. Data acquired on the total population includes all barangays as of year 2000. The population tabulated to 11,121 based on the NSO POPCEN 1995 and 2000, PPDO COMVAL and this average growth rate is 0.18%. The proposed resort-hotel will be divided into different zones, each zones corresponds to the different facilities and amenities, which will be offered by the project. The said zones will be the hotel (1025 sq m), cottages (300 sq m.), pools (composed of two kinds: for kids and for adults; having a total area of 159 sq. m), amusement area (506 sq.m), vegetable garden (300 sq m), recreational area (700sq m). THe said zones will have a total of 3184 sq m. This will be opened on the first year of operation and succeeding facilities will be opened as the demand of the clients increases. The development of the proposed resort facility will be done by the resort administration. The owner of the proposed resort-hotel shall be official administrative board of directors of the resort. Stocks will be sold to the public at P5 per stock. The board of directors will buy 60% of the shares, hence making them the major stock holder. A supervisor will be hired to facilitate all the personnel. He will be the one who will direct the vegetable garden, administration and hotel through the help of the personnel. And the latter will serve the clients. The cost of the project is estimated to be 24,978,717.94 Php at its maximum capacity estimate.

It is obtained through the reaction survey. The said assumptions are as follows: 1. The following assumptions are used as basis for financial projection. Twenty-six percent (26%) of the population in any given year is the actual total number of costumers from Barangay Poblacion who go to resorts at least once a month. 2. Twenty-four percent (24%) of the clients in any given year is the actual total number of costumers who wants to avail private rooms. The proposed project be established, it will promote environmental awareness since proper waste disposal will be implemented with in the vicinity of the resort. Moreover, trees surrounding the said tourist facility will be properly maintained and protected. Cutting of these trees is avoided if possible. Monitoring and surveillance will also be undertaken to ensure environmental protection of the tourism area. With regard to waste disposal , solid wastes will be sorted. Garbage and trash cans will all behaving a closed receptacles and will be strategically located at major points so as it can easily be accessed by people. The waste water from the establishments shall be collected by main sewer line and be discharged into the forest passing through a water treatment facility to treat the water and to protect the environment and the people living downhill. The proposed resort-hotel shall continually provide employment to a number of persons the establishment needs from the time of construction up to the time of its operation. The proposal will also be able to generate additional revenues from resort-hotel fees and charges, sales, rentals of rooms, tables & chairs, and cottages.
